A cinematic walkthrough of the property, shot and cut to show how the home actually lives — the light through the kitchen in the morning, the walk down to the water, the room a buyer pictures themselves in.
Delivered in vertical and horizontal cuts, ready for MLS, Instagram, and paid listing ads.
I'm Hayden, the photographer behind iKON Property Solutions. I spend my days as a carpenter for a luxury home builder in Grand Traverse County, which means I've stood in a lot of these houses long before they ever hit the market.
That's the difference in the photos. I know which window the light comes through at four o'clock, which angle makes a great room read as great, and which details a builder spent six months getting right. I shoot the house the way the people who made it would want it seen — and I get it back to you fast enough to keep your listing on schedule.
Within 24 hours of the shoot for every package except The Estate, which includes a cinematic video and 3D tour and comes back within 72 hours. If you're up against an MLS deadline, say so when you book and I'll work around it.
The greater Grand Traverse region and the surrounding northern Michigan communities — if your listing is a reasonable drive from Traverse City, I'll shoot it.
Lights on, blinds open, cars out of the driveway, counters and bathrooms cleared, and pet items put away. Trash bins, hoses, and yard tools out of frame.
I'll work with the house however I find it, but thirty minutes of prep is usually the difference between good photos and photos that sell.
Aerials are flown under FAA Part 107 rules. A small number of locations sit in controlled airspace and need authorization first — if your listing is one of them, I'll tell you when you book and handle the request.
Exteriors and aerials get rescheduled to the next workable window at no charge. Interiors go ahead as planned — they don't depend on the sky.
Yes. You get full rights to use the images in your marketing, your portfolio, and your social accounts for as long as you like.
